GTA Vice City Definitive Edition has 17 Purchasable Properties to be purchased across the map. This guide shows where to find them all (updated for GTA Vice City Trilogy Remaster on PS5, Xbox Series X, PC). There are two types of properties you can purchase: Safehouses, where you can save and store vehicles, and Assets, where you can save and do Asset Missions. There are 7 Safehouses you can buy, and 10 Assets (2 of which are acquired automatically after completing missions). You will need to own 10 properties for the Vice City Mogul trophy / achievement, and you will also need all properties for 100% Completion.

I have all properties but it’s saying I only own 15 properties missing out the film studio, versetti estate and philanthropy place. Is it glitched or is that just normal?
Mine is not showing the Vercetti estate either. Don’t know what you mean by philanthropy place. I haven’t 100% yet so don’t know if it’s a glitch.
Did you fix the problem at all I have the same problem I’m trying to platinum the game and that’s all that’s left
I deleted all my loading games that say Close to your friends because of these gang of terrible haitians they keep shooting me because I kill them whatever so I’m here to get my load games.

I’ve been playing the Definitive Edition on my phone through Netflix.
This game is very different from the original release.
The controls aren’t as good as playing with a PlayStation controller and you can’t skip to the other island to purchase everything early. There are more in-game cheats, though, and at least I can still take advantage of the vigilante missions to make infinite money… not that it helps so early in the game.
You can’t use the tanks gun as infinite propulsion to make the tank fly either because the gun points only in the direction you’re facing. It causes you to drive backwards and blind. (It’s taking advantage of the flying cars cheat.)
